The Spring Market is in full swing, and homes are selling, some on the first day.

It’s either exciting or nerve wracking depending where one is on the sell/buy chain.

In addition to the Spring Market, I’m extra excited as I’m building three new homes in Sidney, with two of them well out of the ground.

The first building is a strata duplex, and both units are one level ranchers on a crawl space. The second building is a two story, single family dwelling, though this home is not expected to get shovels in the ground until the duplex finishes. All three are being geared to retirees or soon to be retirees. That said, these homes could easily work for a young family with a couple of kids too.

Each rancher is approximately 1400 sq. ft. featuring 3 bedrooms, 2 full bathrooms, a larger gourmet style kitchen with quartz counters, stainless steel appliances and an island with neither sink nor cooktop on it – so lots of usable space. The ranchers also boast a generous dining area as well as a large 17’x15′ living room w/fireplace, and a single garage. In addition, the front entry hallway and main living areas will have 11 foot ceilings, adding to the feeling of spaciousness. The comfortable size of these houses, along with an easier to maintain lot, aids in allowing people to age in place.

The single-family dwelling also has a master suite on the main floor along with a bedroom*/office. Upstairs, on the second floor, you’ll find two large bedrooms and a full bathroom. This allows retirees to live entirely on the main floor, with plenty of room for guests in the upstairs spaces. The balance of the main floor is a large U-shaped 14’x14′ kitchen with eating bar, that’s in line with a large dining area and large living room, both with 11 foot ceilings. As well, a half bath and separate laundry room complete the main.

The single-family dwelling will bring in extra income as the home includes a one-bedroom rental apartment, complete with dishwasher and washer/dryer, built over the garage. Current newer one-bedroom apartments rental rates in Sidney are in the $1100-1450/month range. Total square footage is 1823 sq. ft. for the main house, 615 sq. ft. for the rental suite, and 484 sq. ft for the oversized double garage.

The strata duplex should be ready for sale in the next 90 days – I’ll keep you posted.

*A bedroom in BC is only a bedroom if it has an opening window in it, otherwise it’s an office or den. The window is a requirement in a bedroom to allow egress in the event of an emergency.
